Rent spikes in Georgia and Armenia as Russians flee fearing mobilisation

Rental prices in Georgia and Armenia rose 20‑30% year‑on‑year over the summer as Russians fleeing mobilisation sought housing. In Tbilisi rents start at €450‑730, reaching €910‑2,700 for larger units; Yerevan two‑room flats cost €800‑900. Russians account for about 72% of foreign property transactions in Armenia and over half of such transactions in Georgia previously, though their share has fallen.
